Quantity Surveyor (Facility Management)

Job Summary
The Quantity Surveyor (QS) will play a pivotal role in managing the financial and commercial aspects of our FM projects and contracts. You will be responsible for ensuring that our projects are delivered within budget while maintaining the highest standards of quality and compliance. The ideal candidate will be a proactive problem-solver with excellent analytical skills and a deep understanding of cost management in a live environment.
Key Responsibilities
1. Financial Management & Budgeting:
- Prepare, manage, and monitor detailed budgets for FM projects, including Hard (M&E, Civil) and Soft services (Cleaning, Security, Horticulture).
- Establish and implement robust cost control systems to track all project expenditures against the approved budget.
- Forecast final account values and provide accurate financial projections.
2. Cost Estimating & Tendering:
- Prepare accurate cost estimates for planned maintenance, refurbishment projects, and lifecycle replacements.
- Analyze and evaluate tender documents from contractors and subcontractors.
- Assist in the procurement process, including preparing tender reports and recommendations for award.
3. Change Order & Variation Management:
- Manage the end-to-end process for change orders and variations, including assessment, negotiation, and agreement of costs.
- Ensure all variations are properly documented, authorized, and reflected in the project's financial records.
4. Cost Reporting & Analysis:
- Provide regular, detailed cost reports to the FM Manager and clients, highlighting current expenditure, forecasted costs, and any variances.
- Analyze cost data to identify trends, potential risks, and opportunities for cost savings.
5. Cost-Saving & Value Engineering:
- Proactively identify and implement cost-saving initiatives and value engineering opportunities without compromising quality or safety.
- Challenge existing specifications and propose alternative, more cost-effective solutions.
6. Contract Administration & Payments:
- Administer contracts in accordance with the relevant conditions of contract (e.g., NEC, JCT).
- Prepare and certify interim and final payments to contractors and suppliers.
- Manage the financial close-out of projects, including the agreement of final accounts.
Qualifications and Experience
- Essential:
- Bachelor's degree in Quantity Surveying, Construction Management, or a related field.
- Proven experience (typically 3-5 years) as a Quantity Surveyor, preferably within the Facility Management, Construction, or Real Estate sectors.
- Strong proficiency in MS Office Suite, particularly advanced Excel skills for financial modeling and analysis.
- Preferred:
- Professional membership (e.g., RICS, CIOB, AIQS) or working towards one.
- Experience with FM software (e.g., CAFM, IWMS) and cost management systems.
- In-depth knowledge of standard forms of contract (e.g., NEC3/4, JCT).
