Facility Rental Manager – Cold Store Leasing

As we expand our footprint in Jeddah and Riyadh, we are seeking a dynamic and results-driven Facility Rental Manager to lead our cold store leasing efforts.
Position Summary
The Facility Rental Manager will be responsible for driving the leasing strategy, financial performance, and client relationships for our cold storage facilities in Jeddah and Riyadh. This role requires a strategic professional with deep expertise in commercial leasing, a strong understanding of cold chain compliance, and a proven ability to build and maintain long-term client partnerships. Success will be measured by achieving high occupancy rates, maximizing rental revenue, and ensuring superior tenant satisfaction.
Key Responsibilities
1. Leasing & Business Development:
- Develop and execute strategic leasing plans to achieve target occupancy and rental revenue for facilities in both Jeddah and Riyadh.
- Proactively identify, target, and engage potential clients across key sectors including FMCG, F&B distributors, importers, exporters, and third-party logistics (3PL) companies.
- Conduct market analysis to stay informed about competitive rates and industry trends.
- Manage the full leasing cycle: from lead generation and site tours to negotiating commercial terms and closing deals.
- Prepare professional proposals, rate cards, and lease agreements.
2. Client Relationship & Retention:
- Build and nurture strong, long-term relationships with existing tenants to ensure high satisfaction and drive lease renewals.
- Act as the primary point of contact for key clients, addressing their needs and concerns promptly.
- Develop retention strategies to minimize vacancy and tenant turnover.
3. Financial & Contract Management:
- Monitor and report on key performance indicators, including rental revenue, occupancy rates, and leasing pipeline analytics.
- Ensure timely lease renewals, rent reviews, and escalation processes.
- Collaborate closely with the Finance Department to oversee invoicing, collections, and accurate revenue forecasting.
- Maintain a robust and up-to-date database of leads, clients, and contracts.
4. Facility & Compliance Coordination:
- Work in tandem with the Operations and Facility Management teams to ensure all cold storage spaces meet client specifications and are maintained to the highest standards.
- Ensure facility compliance with all relevant Saudi regulations, including SFDA (Saudi Food and Drug Authority) and HACCP standards.
- Facilitate and oversee client-related compliance documentation, audits, and safety protocol adherence.
Qualifications & Experience
- Education: Bachelor’s degree in Business Administration, Real Estate, Marketing, or a related field.
- Experience: 5–8 years of proven experience in commercial property leasing, with a strong preference for backgrounds in cold storage, 3PL, warehousing, or industrial real estate.
- Industry Knowledge:
- Strong understanding of the Saudi Arabian real estate market and tenancy laws.
- Working knowledge of SFDA and HACCP regulations as they pertain to cold storage facilities is highly desirable.
- Skills:
- Excellent negotiation, communication, and presentation skills.
- Strong financial and analytical acumen.
- Proficiency in CRM software and Microsoft Office Suite.
- Ability to work independently and as part of a cross-functional team.
- Requirements:
- Valid Saudi driving license is mandatory.
- Willingness and ability to travel frequently between Jeddah and Riyadh.
