Job Summary:
The BMS Operator monitors, controls, and optimizes building performance through the Building Management System (BMS). This role is responsible for ensuring all automated systems operate efficiently, responding to alarms, and providing data for energy management and reporting.
Key Responsibilities:
- Monitor the BMS/EMS (Energy Management System) 24/7 via workstations for proper operation of HVAC, lighting, fire, and other integrated systems.
- Acknowledge, investigate, and dispatch appropriate personnel (technicians, security) in response to system alarms and alerts.
- Perform routine system checks, trend logging, and data analysis to identify inefficiencies or deviations from setpoints.
- Execute start/stop schedules for equipment and implement temporary overrides as authorized for maintenance or occupant comfort.
- Generate daily, weekly, and monthly reports on energy consumption, system performance, and alarm history.
- Liaise with BMS Technicians and other maintenance staff to coordinate system adjustments and troubleshooting.
- Maintain a detailed logbook of all system events, operator actions, and communications.
- Ensure the BMS server and workstations are secure and report any system malfunctions to the BMS Engineer.
Qualifications & Skills:
- Diploma in Electronics, Instrumentation, Mechanical Engineering, or related field.
- Minimum 2-3 years of experience operating BMS/EMS platforms (e.g., Siemens Desigo, Johnson Controls Metasys, Honeywell, Schneider Electric).
- Strong computer literacy and understanding of BMS graphics, alarm management, and trend analysis.
- Excellent attention to detail, communication skills, and the ability to remain calm under pressure.
- Basic understanding of HVAC and electrical systems.
