Job Summary:
We are seeking a meticulous and experienced Quantity Surveyor to oversee all cost and financial aspects of our civil and villa construction projects. The ideal candidate will be responsible for ensuring project profitability through accurate quantity take-offs, rigorous cost control, timely interim valuations, and effective management of variation orders. You will act as the financial linchpin between the project team, consultants, and clients.
Key Responsibilities:
- Cost Management & Estimation:
- Prepare accurate and detailed Bill of Quantities (BOQ), cost estimates, and tender documents for new projects.
- Perform detailed quantity take-off and measurement from architectural, structural, and MEP drawings.
- Analyze project specifications and drawings to identify all scope items for pricing.
- Financial Control & Reporting:
- Monitor project costs against the approved budget throughout the project lifecycle.
- Prepare monthly cost-to-complete forecasts and financial status reports for management.
- Identify, analyze, and report on cost variances, recommending corrective actions.
- Manage the procurement process, including preparing subcontractor packages and conducting comparative analysis of quotes.
- Interim Valuations & Payments:
- Prepare and submit accurate monthly interim payment applications (interim valuations) to the client/consultant, in accordance with the contract.
- Review and certify subcontractors' and suppliers' payment applications against work-in-progress.
- Negotiate and agree on valuation figures with client representatives.
- Variation Order Management:
- Identify, quantify, and price variation orders (change orders) arising from design changes or site instructions.
- Prepare detailed supporting documentation for variations and negotiate costs with clients and consultants.
- Ensure all variations are formally approved before work commences.
- Contract Administration:
- Administer the conditions of the contract (typically FIDIC or similar).
- Maintain accurate records of all project correspondence, instructions, and changes.
- Prepare final account statements and negotiate settlement upon project completion.
- Coordination & Communication:
- Liaise closely with Project Managers, Site Engineers, planning teams, and subcontractors.
- Coordinate effectively with client representatives, consultants (architects, engineers), and the commercial team.
- Provide clear financial data and explanations to non-financial stakeholders.
Qualifications & Experience:
- Bachelor’s degree in Civil Engineering, Quantity Surveying, or a related field.
- Minimum 5-8 years of proven experience as a Quantity Surveyor, specifically in civil infrastructure and high-end villa/residential projects.
- Strong proficiency in quantity take-off software (e.g., CostX, Bluebeam) and advanced MS Excel skills.
- In-depth knowledge of construction methods, materials, and market rates.
- Proven track record in managing variation orders, cost control, and interim valuations.
- Excellent analytical, numerical, and problem-solving skills.
- Outstanding coordination, negotiation, and communication skills (written and verbal).
