Job Summary:
The BMS Technician installs, configures, troubleshoots, and repairs the hardware and software components of the Building Management System. This role provides technical support to ensure the BMS network and field devices communicate effectively and control equipment accurately.
Key Responsibilities:
- Install, commission, calibrate, and troubleshoot field devices: sensors (temperature, pressure, humidity), actuators, valves, dampers, and controllers (DDC/PLC).
- Perform software configuration, point-to-point checks, and loop tuning for optimal system control.
- Diagnose and repair faults in BMS network infrastructure, including controllers, routers, and communication buses (BACnet, Modbus, LonWorks, etc.).
- Work closely with HVAC and Electrical technicians to integrate equipment into the BMS.
- Update system graphics, databases, and programming logic as directed by the BMS Engineer.
- Perform preventive maintenance on BMS field panels and devices.
- Assist the BMS Operator in understanding alarm root causes and system behaviors.
- Maintain accurate as-built drawings, wiring diagrams, and device schedules.
Qualifications & Skills:
- Diploma or Degree in Electronics, Instrumentation, Control Systems, or Electrical Engineering.
- 3-5 years of hands-on experience in BMS/DDC installation, programming, and troubleshooting.
- Proficiency with major BMS brands and their programming tools (e.g., Siemens, JCI, Honeywell).
- Strong knowledge of control logic, network protocols (BACnet/IP, MSTP), and electrical wiring.
- Excellent analytical and problem-solving skills.
