Skilled Technician
Job Title: Skilled Technician (HVAC / Electrical / Mechanical / Plumbing)
Department: Technical Operations / Maintenance
Reports To: Technical Supervisor
Overall Purpose:
To perform skilled preventive maintenance, corrective repairs, installations, and inspections on specialized building systems and equipment within their trade discipline, ensuring reliability, safety, and compliance with manufacturer and company standards.
Key Responsibilities:
- Preventive Maintenance (PPM): Execute scheduled PPM tasks on equipment such as AHUs, chillers, pumps, electrical panels, plumbing systems, etc., as per checklists and OEM guidelines.
- Corrective Maintenance: Diagnose faults, troubleshoot, and repair equipment breakdowns efficiently to minimize downtime. Respond to emergency call-outs as required.
- Installation & Commissioning: Assist in the installation, modification, and commissioning of new equipment and systems under the guidance of engineers or supervisors.
- Compliance & Safety: Perform all work in strict accordance with HSE regulations, Safe Work Practices, and electrical/mechanical codes. Use PPE and isolate systems safely.
- Documentation: Complete work orders comprehensively in the CAFM system, including labor hours, parts used, symptoms, and actions taken. Report any recurring issues.
- Tools & Parts: Use tools and test equipment correctly. Request spare parts from the storekeeper and maintain company tools and vehicles.
- Client Service: Interact with building occupants professionally when responding to service calls. Communicate technical issues clearly to supervisors.
Qualifications & Skills:
- Completion of a recognized apprenticeship program or technical institute diploma.
- Valid trade certification/license (e.g., Journeyman Electrician, Refrigeration Technician) as required by local law.
- Several years of hands-on experience in the specific trade within a commercial facilities environment.
- Strong diagnostic and problem-solving skills.
- Ability to read technical drawings, schematics, and OEM manuals.
- Physically fit to perform manual tasks and work in various environments.
