BMS Operator
Job Title: Building Management System (BMS) Operator
Department: Engineering / Operations
Reports To: BMS Engineer / Engineering Manager
Overall Purpose:
To monitor, operate, and perform basic troubleshooting of the Building Management System (BMS) to ensure optimal performance, energy efficiency, and occupant comfort of building systems (HVAC, lighting, power, etc.).
Key Responsibilities:
- System Monitoring: Continuously monitor the BMS screens for alarms, system status, and performance trends across all integrated building services.
- Alarm Response: Acknowledge, investigate, and respond to BMS alarms. Perform initial diagnostics and dispatch the appropriate technician for fault resolution. Log all alarms and actions taken.
- Operational Control: Make authorized adjustments to setpoints, schedules, and operating parameters for HVAC and other systems under the guidance of engineers to optimize for occupancy, weather, and energy savings.
- Reporting: Generate and analyze daily and weekly reports on energy consumption, system runtimes, alarm history, and indoor environmental conditions.
- Basic Troubleshooting: Identify simple faults or trends indicating potential equipment failure. Perform basic software-level resets and commands.
- Log Keeping: Maintain accurate logs of all system interventions, shift activities, and communications with the engineering team.
- HMI Maintenance: Ensure the BMS Human-Machine Interface (HMI) workstations are functional and software is up-to-date.
Qualifications & Skills:
- Technical diploma in Electrical, Mechanical, or Building Services Engineering.
- Proven experience operating and monitoring BMS/EMS platforms (e.g., Siemens Desigo, Johnson Controls Metasys, Schneider EcoStruxure).
- Understanding of HVAC systems, control sequences, and building services.
- Strong analytical skills to interpret data and trends.
- Excellent attention to detail and ability to remain focused during prolonged monitoring periods.
- Willingness to work in shifts (24/7 operations often required).
