Job Summary:
The Construction Manager is the senior on-site leader responsible for the overall planning, coordination, direction, and control of all construction activities. This role ensures the project is completed safely, on schedule, within budget, and to the specified quality standards. The Construction Manager acts as the primary liaison between the field operations, the client, consultants, and the head office, ultimately accountable for the project's successful delivery.
Key Responsibilities:
- Overall Project Leadership: Provide strategic direction and leadership to all site personnel, subcontractors, and vendors. Foster a culture of safety, quality, and teamwork.
- Planning & Scheduling: Develop and master the overall project schedule in conjunction with the project planner. Monitor progress, identify critical path delays, and implement recovery plans.
- Budget & Cost Management: Oversee the project budget, review cost reports, approve expenditures, and manage change orders to maintain financial performance.
- Resource Management: Mobilize and manage all site resources, including labor, equipment, and materials. Optimize resource allocation for maximum productivity.
- Subcontractor Management: Select, contract, and manage all subcontractors. Coordinate their activities, approve invoices, and ensure they adhere to project requirements.
- Client & Stakeholder Relations: Serve as the primary point of contact for the client and consultants. Conduct regular progress meetings, manage expectations, and resolve high-level issues.
- Risk Management: Proactively identify project risks (safety, schedule, cost, quality) and develop mitigation strategies.
- Reporting: Provide comprehensive weekly and monthly reports to senior management on project status, including progress, safety, quality, cost, and forecast.
Qualifications & Skills:
- Bachelor’s degree in Civil Engineering, Construction Management, or a related field.
- 10+ years of construction experience with at least 5 years in a senior site management role.
- Proven track record of successfully delivering medium to large-scale construction projects.
- In-depth knowledge of construction methods, sequencing, materials, and building codes.
- Strong financial acumen and contract management skills.
- Exceptional leadership, communication, and negotiation skills.
- Proficiency in project management software (e.g., Primavera P6, MS Project).
