Quantity Surveyor (for Al Ghurair Interiors)
Job Summary:
The Quantity Surveyor (QS) at Al Ghurair Interiors is a central commercial role responsible for managing all costs and financial aspects of prestigious interior fit-out projects. From initial concept to final handover, the QS ensures projects are delivered profitably, on budget, and in line with the company's standards of excellence and client satisfaction. This role requires a deep understanding of high-specification materials, specialist subcontractors, and fast-paced project environments.
Key Responsibilities:
- Cost Planning & Estimating: Prepare accurate cost estimates, budgets, and cost plans for interior fit-out projects during tendering and pre-construction phases.
- Tender & Procurement: Manage the tender process, including preparing Bills of Quantities (BoQs), analyzing subcontractor quotes, and making procurement recommendations for specialist packages (e.g., joinery, MEP, ceilings, cladding).
- Valuation & Cash Flow: Prepare monthly interim applications for payment (based on milestones or percentage completion) to the client. Manage the corresponding payment process to subcontractors and suppliers.
- Cost Control & Reporting: Monitor actual costs against budget, investigate variances, and provide regular cost-to-complete forecasts and reports to project and senior management.
- Variation Management: Identify, price, and negotiate variations in scope with the client’s consultant team, ensuring all changes are documented and approved before work proceeds.
- Subcontractor Management: Administer subcontracts, measure and certify subcontractor progress payments, and settle final accounts.
- Final Account: Negotiate and agree on the project's final account with the client/consultant, ensuring all due sums are collected.
- Value Engineering: Proactively suggest cost-effective alternatives for materials or methods without compromising design intent or quality—a critical skill in competitive fit-out projects.
Qualifications & Skills:
- Education: Bachelor’s degree in Quantity Surveying, Construction Management, or Civil Engineering. Professional membership (e.g., RICS, CIOB) is a strong advantage.
- Experience: 4-8 years of quantity surveying experience, with a proven track record in the interior fit-out, joinery, or high-end refurbishment sector. Experience in the UAE/GCC market is highly desirable.
- Skills:
- Expertise in cost estimation, BoQ preparation, and valuation for complex interior packages.
- Strong knowledge of fit-out materials, finishes, and specialist workmanship.
- Excellent financial and numerical skills with high accuracy.
- Proficient in QS software (e.g., CostX, AutoCAD for measurements) and MS Excel.
- Outstanding negotiation and client-facing communication skills.
