Job Summary
The Technician is responsible for performing installation, inspection, preventive maintenance, corrective maintenance, troubleshooting, and repair activities for building systems and facilities. The role covers multiple technical disciplines, including Air Conditioning (HVAC), Electrical, Plumbing, and Civil maintenance works, ensuring safe, reliable, and efficient operation of all facilities while complying with organizational procedures, safety standards, and service requirements.
Key Responsibilities
General Maintenance Duties
- Perform preventive, corrective, and reactive maintenance activities across assigned facilities.
- Respond promptly to maintenance requests, breakdowns, and service calls.
- Carry out inspections to identify faults, defects, and potential risks.
- Complete assigned work orders within agreed timelines and quality standards.
- Maintain tools, equipment, and work areas in a clean and safe condition.
- Record maintenance activities, materials used, and repair details accurately.
- Support emergency maintenance activities when required.
- Follow maintenance procedures, technical standards, and manufacturer recommendations.
Air Conditioning (A/C) and HVAC Responsibilities
- Install, inspect, maintain, and repair air conditioning and HVAC systems.
- Troubleshoot faults in split units, package units, VRF/VRV systems, AHUs, FCUs, and ventilation systems.
- Perform refrigerant charging, leak testing, and system performance checks.
- Maintain compressors, motors, fans, filters, coils, thermostats, and control systems.
- Conduct preventive maintenance to improve equipment efficiency and reliability.
Electrical Responsibilities
- Perform electrical maintenance and repair works on building electrical systems.
- Inspect and troubleshoot lighting systems, power circuits, panels, switches, sockets, and control equipment.
- Carry out testing and replacement of electrical components.
- Assist with electrical installations, modifications, and upgrades.
- Ensure compliance with electrical safety procedures and standards.
Plumbing Responsibilities
- Maintain and repair water supply, drainage, and sanitary systems.
- Identify and repair leaks, blockages, and plumbing faults.
- Install and maintain pipes, valves, pumps, fixtures, and water systems.
- Perform plumbing inspections and preventive maintenance activities.
- Support testing and commissioning of plumbing installations.
Civil Maintenance Responsibilities
- Perform general civil maintenance works, including minor repairs and refurbishment activities.
- Carry out repairs to walls, ceilings, flooring, doors, windows, and building finishes.
- Perform painting, sealing, tiling, carpentry, and basic masonry works where required.
- Support building improvement and corrective maintenance activities.
- Ensure completed works meet quality and safety standards.
Health, Safety, and Compliance
- Follow all health, safety, and environmental procedures.
- Use appropriate Personal Protective Equipment (PPE) during all activities.
- Comply with permit-to-work systems and safe working practices.
- Identify hazards and report unsafe conditions immediately.
- Maintain safe handling and storage of tools, equipment, and materials.
- Support safety inspections, audits, and emergency response activities.
Team and Customer Support
- Coordinate with supervisors, engineers, contractors, and other maintenance teams.
- Provide updates on job progress and completed works.
- Maintain professional communication with clients, tenants, and building occupants.
- Support other technical teams when required.
- Maintain a customer-focused approach to service delivery.
Qualifications
- Technical Diploma, ITI, vocational certificate, or equivalent qualification in HVAC, Electrical, Plumbing, Civil, Mechanical, or Building Maintenance.
- Relevant trade certification or license is preferred.
- Health and safety training is an advantage.
Experience
- Minimum of 2–5 years of experience in building maintenance, facilities management, or technical services.
- Experience in commercial buildings, residential properties, hospitals, hotels, industrial facilities, or mixed-use developments is preferred.
- Multi-skilled maintenance experience is an advantage.
Required Skills

Working Conditions

- Exposure to electrical systems, machinery, chemicals, and maintenance equipment requires strict adherence to safety procedures and PPE requirements.
