Job Summary
The A/C Supervisor is responsible for supervising and coordinating air conditioning and HVAC maintenance activities to ensure efficient, reliable, and safe operation of HVAC systems. The role includes managing technicians, planning preventive and corrective maintenance activities, troubleshooting HVAC issues, monitoring service quality, and ensuring compliance with safety standards, maintenance procedures, and contractual requirements.
Key Responsibilities
HVAC Operations and Maintenance
- Supervise daily HVAC maintenance activities, including preventive, corrective, and reactive maintenance works.
- Ensure efficient operation and maintenance of air conditioning systems, including split units, package units, VRF/VRV systems, AHUs, FCUs, chillers, and ventilation systems.
- Review work orders and assign tasks to HVAC technicians based on priority and technical requirements.
- Inspect HVAC systems to identify faults, performance issues, and maintenance requirements.
- Troubleshoot and guide technicians in resolving mechanical, electrical, and refrigeration-related HVAC faults.
- Ensure proper refrigerant handling, leak testing, charging, and recovery procedures are followed.
- Monitor system performance and recommend improvements to enhance efficiency and reliability.
Team Supervision and Coordination
- Lead, supervise, and support HVAC technicians and maintenance personnel.
- Prepare daily work schedules, duty rosters, and task assignments.
- Monitor team productivity, attendance, and quality of completed works.
- Provide technical guidance, coaching, and on-the-job training.
- Ensure technicians follow approved maintenance procedures and safe working practices.
- Promote teamwork, accountability, and continuous improvement.
Preventive Maintenance and Asset Management
- Implement and monitor Planned Preventive Maintenance (PPM) schedules for HVAC systems.
- Ensure maintenance activities are completed within agreed timelines and service standards.
- Maintain accurate records of HVAC inspections, repairs, spare parts, and equipment history.
- Monitor HVAC spare parts, tools, and consumable requirements.
- Support energy efficiency initiatives and equipment optimization programs.
Health, Safety, and Environmental Compliance
- Ensure compliance with health, safety, and environmental (HSE) requirements.
- Conduct toolbox talks and safety briefings for HVAC teams.
- Ensure proper use of Personal Protective Equipment (PPE).
- Monitor safe handling and storage of refrigerants, chemicals, and tools.
- Identify hazards and report unsafe conditions.
- Support safety inspections, audits, and emergency response activities.
Contractor and Customer Coordination
- Coordinate with specialist HVAC contractors and service providers.
- Monitor contractor performance and ensure compliance with technical requirements.
- Respond to HVAC complaints and breakdown requests promptly.
- Communicate with clients, tenants, and building occupants regarding HVAC issues.
- Provide updates on maintenance progress and outstanding issues.
Reporting and Administration
- Prepare daily, weekly, and monthly HVAC maintenance reports.
- Monitor HVAC-related KPIs, SLAs, and service performance.
- Maintain records of completed work orders, inspections, and equipment status.
- Provide technical recommendations to management.
- Assist with maintenance planning, budgeting, and resource allocation.
Qualifications
- Diploma or Technical Certificate in HVAC, Refrigeration, Mechanical Engineering, or a related field.
- HVAC/refrigeration trade certification is preferred.
- Training in health and safety, refrigerant handling, or facilities management is an advantage.
Experience
- Minimum of 5 years of experience in HVAC installation, maintenance, and repair.
- Minimum of 2 years of supervisory experience managing HVAC technicians.
- Experience with commercial buildings, hospitals, hotels, industrial facilities, or facilities management contracts is preferred.
Required Skills
- Strong technical knowledge of HVAC systems and refrigeration principles.
- Ability to troubleshoot mechanical, electrical, and control system faults.
- Good knowledge of HVAC preventive maintenance practices.
- Strong leadership and team supervision skills.
- Ability to read HVAC drawings, schematics, and equipment manuals.
- Knowledge of BMS (Building Management System) operation is an advantage.
- Good communication, reporting, and problem-solving skills.
- Ability to manage multiple tasks and work under pressure.
- Proficiency in maintenance management systems (CMMS) is preferred.

- Exposure to HVAC equipment, refrigerants, electrical systems, and working at heights; appropriate PPE must be used.
