Job Summary
The A/C & Plumbing Supervisor is responsible for supervising the installation, maintenance, repair, and operation of air conditioning (HVAC) and plumbing systems. The role ensures that all systems function efficiently, safely, and in compliance with company standards and regulatory requirements. The supervisor manages technicians, coordinates maintenance activities, and ensures timely resolution of operational issues.
Key Responsibilities
Supervision & Team Management
- Supervise and coordinate the daily activities of HVAC and plumbing technicians.
- Assign work orders and monitor task completion.
- Provide technical guidance, training, and support to maintenance personnel.
- Evaluate team performance and recommend improvements.
- Ensure adequate staffing and resource allocation for maintenance activities.
HVAC (A/C) System Management
- Supervise installation, operation, maintenance, and repair of air conditioning and ventilation systems.
- Monitor performance of chillers, AHUs, FCUs, split units, package units, ventilation fans, and related equipment.
- Ensure preventive maintenance schedules are implemented effectively.
- Diagnose and resolve HVAC system faults and operational issues.
- Monitor energy efficiency and recommend system improvements.
Plumbing System Management
- Supervise maintenance and repair of water supply, drainage, sewage, and plumbing systems.
- Ensure proper functioning of pumps, water tanks, valves, piping networks, and sanitary fixtures.
- Coordinate plumbing inspections and repairs.
- Monitor water consumption and identify opportunities for conservation.
- Address emergency plumbing issues promptly.
Preventive & Corrective Maintenance
- Develop and implement preventive maintenance programs.
- Schedule and oversee corrective maintenance activities.
- Ensure maintenance records and service logs are accurately maintained.
- Minimize equipment downtime through proactive maintenance practices.
Quality, Health & Safety Compliance
- Ensure all work complies with safety regulations, company policies, and industry standards.
- Conduct regular inspections to identify hazards and maintenance requirements.
- Enforce safe work practices and use of personal protective equipment (PPE).
- Participate in safety audits and incident investigations.
Materials & Inventory Management
- Monitor inventory levels of spare parts, tools, and maintenance materials.
- Prepare material requisitions and coordinate procurement activities.
- Ensure proper storage and control of maintenance supplies.
- Monitor vendor and contractor performance when outsourced services are utilized.
Documentation & Reporting
- Maintain maintenance schedules, inspection reports, and service records.
- Prepare daily, weekly, and monthly maintenance reports.
- Report equipment performance, breakdowns, and maintenance trends to management.
- Assist in budgeting and maintenance planning activities.
Requirements
- Diploma or Technical Certification in Mechanical Engineering, HVAC Technology, Plumbing Technology, or a related field.
- 5–10 years of experience in HVAC and plumbing maintenance, with supervisory experience preferred.
- Strong knowledge of HVAC systems, plumbing systems, pumps, piping, and building services.
- Ability to read technical drawings, schematics, and maintenance manuals.
- Knowledge of preventive maintenance practices and troubleshooting techniques.
- Good leadership and communication skills.
Preferred Qualifications
- HVAC certification or trade license.
- Experience in commercial buildings, residential complexes, hospitals, hotels, malls, or industrial facilities.
- Knowledge of building management systems (BMS).
- Health and safety training or certification.
- Familiarity with computerized maintenance management systems (CMMS).
