Job Description – BMS Engineer (Facilities Management)
A BMS Engineer (Building Management System Engineer) is responsible for operating, maintaining, troubleshooting, and optimizing building automation systems to ensure efficient control and monitoring of facility systems.
Key Responsibilities
- Manage and maintain Building Management System (BMS) operations.
- Monitor and control building systems through BMS platforms.
- Perform troubleshooting, fault diagnosis, and corrective actions for BMS issues.
- Maintain and optimize integration of building systems, including:
- HVAC systems
- Chillers and AHUs
- FCUs and ventilation systems
- Lighting control systems
- Energy monitoring systems
- Fire alarm and security system interfaces (as applicable)
- Configure, modify, and update BMS software and control parameters.
- Perform preventive maintenance on BMS controllers, sensors, actuators, and control panels.
- Analyze system alarms and respond to faults promptly.
- Monitor equipment performance and identify energy-saving opportunities.
- Coordinate with HVAC, electrical, and maintenance teams for system issues.
- Prepare BMS reports, logs, and maintenance documentation.
- Support testing, commissioning, and system upgrades.
- Ensure BMS operations comply with client requirements and FM standards.
- Maintain records of system changes, faults, and corrective actions.
Qualifications
- Bachelor's degree in Electrical Engineering, Electronics Engineering, Automation Engineering, or a related field.
- Minimum 7+ years of experience in BMS operations and Facilities Management (FM).
- Experience with BMS systems in commercial buildings, hospitals, hotels, or large facilities.
- Knowledge of major BMS platforms such as Siemens, Johnson Controls, Honeywell, Schneider, or similar is preferred.
- Experience in Qatar/GCC FM projects is an advantage.
Required Skills
- Strong knowledge of BMS architecture and control systems.
- Understanding of HVAC controls, sensors, controllers, and communication protocols.
- Troubleshooting and fault-finding skills.
- Knowledge of BACnet, Modbus, and other BMS communication protocols.
- Ability to read electrical drawings and control schematics.
- Good reporting and documentation skills.
- Strong problem-solving and analytical abilities.
- Good communication and coordination skills.
